The Right Fit:

The Senior Building Operator reports directly to the General Manager and leads a team of building operators, maintenance staff, and external contractors. This role is responsible for the daily mechanical and operational performance of a high-rise commercial tower, while ensuring tenant comfort, life safety compliance, preventative maintenance execution, and strong vendor oversight.

Success in this role requires someone who leads by example, stays calm under pressure, and knows how to prioritize multiple demands without losing focus on details or follow through. This position suits a strong communicator who enjoys mentoring staff and taking ownership of building performance.
A valid Alberta 5th Class Power Engineering certification is required. Higher certification levels are considered an asset.

What You'll Be Doing:

  • Lead day-to-day building operations for a high-rise commercial office tower, and additional smaller properties
  • Supervise and support a team of operators, maintenance staff, and service providers
  • Prioritize work orders, maintenance schedules, tenant requests, and urgent repairs efficiently
  • Oversee HVAC, BAS, electrical, plumbing, fire life safety, and mechanical systems performance
  • Coordinate preventative maintenance programs to reduce downtime and extend equipment life
  • Conduct regular inspections of common areas, plant rooms, rooftops, and mechanical spaces
  • Manage contractors on-site, ensuring safety, quality, and timely completion of work
  • Partner with property management on budgets, capital planning, and operational improvements

What You Bring to the Table:

  • Alberta 5th Class Power Engineering ticket minimum, 4th Class preferred
  • 5+ years of commercial building operations experience, ideally in high-rise office towers
  • Prior leadership or supervisory experience managing staff or contractors
  • Strong working knowledge of HVAC, chillers, boilers, pumps, controls, and life safety systems
  • Experience using CMMS, work order systems, and building automation systems
  • Excellent prioritization, organization, and time management skills
  • Strong attention to detail with consistent follow through on tasks and issues
  • Professional communication skills with tenants, vendors, and internal stakeholders
